Booking terms and conditions
Bookings are subject to the following terms and conditions;
1) Contract. The contract is between the hirer and Mr and Mrs Ian Macmillan the owners of “Ardmore”. It will come into existence when the booking form and deposit or full payment are received. The contract binds you and all members of your party. It is your responsibility to ensure that all members of your party accept the terms and conditions of the contract set out in these terms and conditions. Failure to disclose all relevant information or to comply with these terms may lead to termination of the contract and cancellation of the booking.
2) Booking and Payment. A booking is accepted following receipt of a completed booking form and payment of a deposit of £150 or the full payment. The balance shall be payable 4 weeks prior to the commencement of the letting period. Failure to make payment of the balance by the due date may result in cancellation of the booking and forfeiture of the deposit. For bookings made less than 4 weeks in advance full payment is required at time of booking.
Bookings are not accepted from persons under 18.
3) Period of hire. Letting commences at 4pm on day of arrival and ceases at 10 am on day of departure.
4) Cancellations. We strongly recommend that all hirers, prior to entering into a rental contract take out suitable holiday insurance. Should a cancellation be made by a hirer, we the owners will seek to relet the property for the period of the hire. If we are successful in doing so, a full refund will be made. Should a cancellation be made within 4 weeks of the commencement of the rental and we are unable to relet the property for the period of the hire a 100% fee will be charged to the hirer. Where more than 4 weeks notice of cancellation is given but we have been unsuccessful in reletting the property the £150 deposit will be forfeited.
If the cottage cannot be made available for the period of the hire due to events beyond the owners’ control and the owners are forced to cancel the booking, the whole of the hire charge will be refunded and the hirer will have no further claim against the owners.
5) Number of persons occupying the property. The maximum number of guests occupying the property is 6. There must be no parties or other events. We reserve the right to terminate a booking without notice and without refund in case of a breach of this condition.
Subletting is strictly prohibited.
6) Care of property. The hirer is responsible for the cottage during the hire period and must take reasonable and proper care of it, its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair at the end of their stay as at the beginning.
7) Damages and breakages. Please treat the facilities and accommodation with due care, If you notice something is missing or damaged please let us know immediately so that we can take the appropriate action. If any loss or damage arises during your stay we would be grateful if you would report this promptly and before checking out. The property is inspected at the end of each rental and you may be charged for any loss or damage that occurred during your stay.
8) Complaints. Any complaint which the hirer may have concerning their rental must be immediately reported to us and we will endeavour to put matters right. Any complaint not reported until after the stay will not be considered by us.
9) Other Conditions.
a) We reserve the right of entry to the property at all reasonable times for the purposes of inspection or to carry out necessary repairs or maintenance.
b) Pets, smoking or vaping inside the property are not allowed and breach of any of these conditions may result in immediate termination of the rental and forfeiture of all payments.
c) Doors should be locked, windows closed and lights, heating and electrical appliances switched off when you when you go out.
d) The owners will not be liable for any temporary defect or malfunction of any equipment or appliances in the property.
e) No compensation will be given for any temporary outages of electricity, oil, water, internet connection or television service.
f) The owners are not responsible for the loss of any personal belongings or valuables of the hirer.
g) All inventory must remain in the property and not to be taken elsewhere.
h) Barbeque-please use the designated barbeque utensils and clean the barbeque after use.
i) Candles or any other items with naked flames are not allowed inside the property.
j) We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
k) The property is privately owned. We expect all hirers to enjoy the facilities and treat the property with the same respect that they would with their own house.
